Successfully manage assigned projects regarding the on-site (field) portion of construction operations. This includes schedule management, quality control, logistics management, subcontractor coordination, jobsite safety, and budget management of job overhead and field changes. All Superintendents are expected to embrace the Company's commitment to Quality, Integrity and Dependability.

DUTIES:

  • Embrace and enforce OSHA/MOSH and Southway's high standard safety requirements.
  • Establish and maintain a MSDS Binder for all required products on the jobsite.
  • Consistent and orderly opening and closing of the jobsite on a daily basis. Whenever the jobsite is open and work is being performed, the Superintendent's presence is required.
  • Monitor daily scheduled activities. Prepare for and lead a bi-weekly schedule meeting for subcontractors and vendors and provide a two-week look-ahead schedule to solicit "buy in" to project schedule and then monitor daily for conformance.
  • Prepare for, schedule, and participate in Subcontractor Kick-Off and/or Pre-Install Conferences for every major trade.
  • Ability to leverage technology including computer literacy, iPad operation, email, and taking and downloading digital photos.
  • Document all pertinent communications with Subcontractors, Owners, Architects, etc.
  • Knowledgeable of each Subcontractor's Scope of Work and contract obligations.
  • Direct daily field labor forces. Jobsites will be maintained in a clean and organized fashion to promote safety and productivity. Superintendents will be responsible for reporting Southway labor man-hours on a weekly basis to company Bookkeeper.
  • Coordinate and direct Southway purchased material deliveries to the project to expedite schedule.
  • Review and manage "general conditions" budget on a monthly basis and monitor. Work with PM on other cost categories to facilitate project budget analysis.
  • Inspect, on a daily basis, completed work for quality issues and compliance to contract documents. Superintendents are expected to have a complete and detailed familiarity with the plans, specifications and Subcontractor Submittals as well as any special conditions or circumstances that affect the scope of work. Poor quality work will not be accepted.
  • Attend progress meetings with owners and be prepared to address the project progress as well as any other substantive issues that merit discussion.
  • Work with clients and lender's representatives, as required, to help them understand the progress and values of work complete.
  • Prepare and maintain daily reports to include all pertinent project information.
  • Maintain field files following Southway protocol in Superintendent's manual.
  • Maintain a clean and professional Field Office.
  • Obtain and have installed all required site signage.
  • Maintain a current set of As-Built plans on site at all times.
  • Plan for and implement "anti-theft" measures and programs to eliminate or limit the amount of theft and pilferage on the project. Discuss proactive security measures with the PM.
  • Satisfactorily secure the jobsite at the end of each workday. This will include securing all site fencing and/or boarding of properties as required.
